Nashville Suite

The suite is a one-bedroom apartment built above our garage and kept separate from our living space. It has its own entrance, a two-zone mini-split with separate controls for the bedroom and living area, and a layout that works well for a couple, a solo work trip or a small family.

The bedroom
A queen bed with room-darkening curtains, a reading chair and a walk-in closet with plenty of hangers and shelf space. Extra pillows and blankets are provided.

The living area
The sofa pulls out to a double bed, best for kids or one adult and snug for two adults. There's a 65-inch smart TV with Roku guest mode, so you can sign in to your own streaming apps, plus books and an acoustic guitar if you play. The dining table seats four and doubles as a desk, and the Wi-Fi tests at 698 Mbps for video calls and streaming.

The kitchenette
Set up for coffee, breakfast and takeout rather than full cooking. You'll find a mini fridge, microwave, toaster oven, Keurig with coffee, dishes, silverware and wine glasses. There's no stove, full-size oven or dishwasher.

The bathroom
A walk-in shower with fresh towels, shampoo, conditioner, body soap and a hair dryer.

Traveling with a little one?
A Pack 'n Play with sheets is always in the suite.

Staying comfortable
A two-zone ductless mini-split heats and cools the suite year-round, with one unit and its own remote in the bedroom and another in the living area, so you can sleep cool while the living room stays warm. There's also a ceiling fan and portable fans if you like extra air or white noise at night. An iron, hangers and clothing storage make longer stays easy.

Where you are
Downtown Franklin is 9 minutes away. Cool Springs and CoolSprings Galleria are about 10, The Factory at Franklin 10, Arrington Vineyards 15, downtown Nashville 22 and the Nashville airport 25. I-65 is a short drive for quick trips, and the street itself is quiet.

The whole suite is yours. Your entrance is a keypad door into our garage, marked with a Nashville Suite sign and lit at night, and 14 steps lead from the garage up to your door. You can arrive any time between 3 and 10 p.m. without waiting on us. We'll send exact directions, entrance photos, your code and the rest of your arrival steps before you arrive.

Two free parking spaces are set aside for you in the gravel parking area. The parking area can't take RVs, moving trucks or trailers.

Our house, garage storage and yard are for our family, but the suite, its entrance and your parking spaces are all yours.

We live in the main house, so help is close by, but we'll give you your space. Message us through the app any time and we'll answer quickly during waking hours. We've lived in Franklin for more than 20 years, so if you want a dinner recommendation, a good coffee shop or something fun for the kids, just ask. You're in a quiet residential neighborhood a short drive from both historic downtown Franklin and Cool Springs, so you get easy access to everything without the noise of downtown.

Downtown Franklin is 9 minutes away, with Main Street's shops and restaurants, the Franklin Theatre, Pinkerton Park and GRAY'S on Main. History lovers can spend a full day between the Carter House, the Lotz House and Carnton, all within 13 minutes. The Factory at Franklin, home to the Franklin Farmers Market, restaurants and live music, is 10 minutes away.

For families, SOAR Adventure Tower is 3 minutes away and Extreme Escape Games is 10. Arrington Vineyards is 15 minutes out for a relaxed afternoon, and Cool Springs puts shopping and dining close by.

Franklin hosts big weekends throughout the year, including the Main Street Festival in the spring and Dickens of a Christmas in December, plus concerts at FirstBank Amphitheater. Book early for those dates.

Downtown Nashville is 22 minutes away when you want a night on Broadway, and you'll come back to a quiet neighborhood when it's over.

All times are driving times without traffic.

You'll want a car or a rideshare. The suite is in a residential neighborhood, and shops and restaurants aren't within walking distance. Uber and Lyft are easy to get here, and your two free parking spaces are waiting in the gravel area. Downtown Franklin is 9 minutes away, Cool Springs about 10, downtown Nashville 22 and the Nashville airport 25.

Please read before you book
The suite is 14 steps up from the garage and there's no ground-floor option. If anyone in your group has trouble with stairs, message us and we'll send photos.

The suite sleeps four: two on the queen and two on the double sofa bed. Four adults will fit, but it's snug, so it works best for two adults or a family with kids.

This is our home, so you may see our family coming and going. Ring cameras record video and audio outside our house at its four corners, on the white shed and at both doorbells. There are no cameras inside the suite.

Our two Cavalier King Charles Spaniels live in the main house and have their own fenced area.

Our lawn service comes weekly in mowing season, usually Tuesday through Thursday. Pest control is exterior only, and no service provider will enter the suite during your stay.

No pets and no smoking or vaping inside, with a $250 fee for either. We check for smoke and odor after every stay.

No parties. Quiet hours are 10 p.m. to 8 a.m.

Stays of a month or longer are welcome.
