Enjoy your own private heated indoor pool year-round—kept approximately 85°F during spring and summer and up to 88°F during colder months. The retractable enclosure provides a comfortable indoor pool experience in colder weather and opens during warmer conditions.

Relax in the private outdoor hot tub, unwind in the barrel sauna or cool off in the seasonal cold plunge, available April through September.

With 7 bedrooms, 3.5 bathrooms and 20 real beds, Fallsburg Retreat is designed for families, friends, reunions and group getaways. Everyone can gather around one dining table with seating for 20, while multiple indoor and outdoor spaces provide plenty of room to spread out.

Groups of 21–24 can be accommodated with up to four folding beds when requested in advance.

Prepare group meals in the fully equipped kitchen and bring everyone together around one dining table with seating for 20. Additional refrigerator and freezer space makes longer stays and large-group food storage easier.

★ GAME ROOM & ENTERTAINMENT ★

The dedicated game room includes a pool table, air hockey, ping pong, foosball and arcade games. Large Smart TVs with streaming and high-speed Wi-Fi are available throughout the home.

For something quieter, enjoy the dedicated yoga and meditation studio with mats, blocks, straps, meditation cushions and calming décor.

★ OUTDOOR SPACE ★

Enjoy the private Catskills setting with an expansive lawn, new lower deck, outdoor gathering and dining areas, fenced pet area, gas BBQ grills and fire pit.

The South Fallsburg O&W Rail Trail and Dogpatch Town Park are next door for walking, biking, playground time, soccer and outdoor recreation.

Approximately 10 minutes from Holiday Mountain Ski & Fun, Resorts World Catskills and The Kartrite Indoor Waterpark. For 2026–27, Holiday Mountain has announced 10 new trails and a third chairlift, with 20 trails planned across a range of abilities. Actual trail and lift availability depends on weather and mountain conditions. Hiking, golf, shopping and other Catskills attractions are nearby.

The primary guest must be 25 years of age or older to make a reservation.

Guest Capacity & Sleeping Arrangements

Fallsburg Retreat comfortably sleeps up to 20 guests in 20 permanent beds—no air mattresses. For groups of 21–24, up to four folding beds are available with advance notice.

A fee of $50 per additional guest, per night applies to guests 21–24. Please message us with your final guest count before booking so we can prepare the appropriate sleeping arrangements. The additional amount will be processed through Airbnb.

Enjoy secure, keyless self check-in through our simple guest portal—no app required. Before arrival, you’ll complete the rental agreement and ID verification, then receive your check-in instructions.

For guest safety and property protection, exterior security cameras monitor outdoor entry areas only. There are absolutely no cameras inside the home.

🏊 Year-Round Indoor Heated Pool

Enjoy your private indoor heated pool in every season. The pool is maintained at approximately 85°F during spring and summer and up to 88°F during the colder months. The retractable enclosure lets you swim comfortably rain, snow or sunshine.

🔥 Heated Indoor Pool Room

During colder months, the enclosed pool room is supplemented with dedicated heaters to help keep the space comfortable while swimming. Because the enclosure is a large glass/retractable structure, room temperature may vary with outdoor weather conditions, especially during very cold winter days.

🛁 Bathrobes

Twelve bathrobes are provided for guest use and comfort while enjoying the indoor pool, hot tub and sauna.

Central air conditioning and heating keep the home comfortable year-round, from summer Catskills getaways to cozy winter stays.

Fallsburg Retreat is surrounded by the natural beauty of the Catskills. Deer and other local wildlife are occasionally seen. Please observe wildlife from a safe distance.

We provide generous quantities of everyday essentials including toilet paper, paper towels, trash bags, hand soap, dishwasher pods, coffee, tea and other basics to help make your stay easy and comfortable.

🧊 Extra Refrigerator & Freezer Space

Two full-size refrigerator/freezers are ready for guest use. A third refrigerator/freezer is available with advance notice—ideal for large groups, extended stays and holiday meals.

❄️ Winter Travel

Four-wheel drive is recommended during snowy weather. Salt and a shovel are available at the property. During winter storms, please allow extra travel time, as road conditions can change quickly.

🔥 Fireplace, Fire Pit & Grills

Enjoy cozy evenings indoors or outside. Two complimentary Duraflame logs are provided for the indoor fireplace.

Guests also have access to a standard gas BBQ grill, a separate kosher-designated BBQ grill and outdoor dining space.

🌿 New Lower Deck & Group Outdoor Seating

Our newly added lower deck provides comfortable outdoor seating for up to 20 guests, giving the whole group another place to relax, gather and enjoy meals together outdoors.

A full-size washer and dryer are available for guest use behind the basement door.
