Spacious Luxurious Villa Overlooking Millerton Lake

MILLERTON LAKE LOCATION
The house sits at the end of a quiet mountain road, the last property before the Millerton Lake State Recreation Area gate. You get oak-covered hills, grazing cattle, sunsets over the water and no neighbors in view. The San Joaquin River Trail and lake access are a 10-minute walk down the hill.
Summer means boating, swimming, fishing and kayaking on Millerton Lake. Fall brings cooler hiking weather and evenings by the outdoor fireplace. Spring covers the hills in wildflowers. In winter, China Peak Mountain Resort is a 90-minute drive for skiing and kids' lessons. Fresno is 30 minutes, Table Mountain Casino 15, and Yosemite's south entrance about 90 minutes.

A HILLTOP VILLA ON THREE LEVELS
Over 3,100 square feet built around an open central stairwell, with floor-to-ceiling windows on every level so the lake view follows you through the house. There are big open rooms for gathering and enough quiet corners that a group of 11 can spread out. The exterior lights up at night, and the whole property is gated with smart locks and exterior cameras.

CHEF'S KITCHEN AND DINING FOR 12
The open kitchen has a gas range, Gaggenau double ovens, a Nespresso machine and a curved granite bar where friends can pull up a stool while dinner comes together. The breakfast nook seats 4 and the glass-walled dining room seats 8 with hill and lake views. Serving pieces and a champagne stand are ready for a celebration.

BEDROOMS AND SLEEPING (SLEEPS 11)
Primary suite, upper level: king bed, French doors to a private patio with lake and mountain views. The en-suite bath has a soaking tub, walk-in shower, separate toilet room with bidet, and a dressing room with double sinks that fits a pack 'n play.
Bedrooms 2 and 3, upper level: queen beds with down duvets, full-height picture windows and a shared patio for morning coffee. The hall bath has a soaking tub. Two extra closets for luggage.
Bedroom 4, main level: queen bed, high ceilings and views in three directions, just off the family room. Good for anyone who prefers to skip the stairs. Clothing rack instead of a built-in closet.
Kids' loft, third floor: three twin beds under the eaves with beanbags, books and games. It is open to the floors below with no door, so sound carries. Kids love it; light sleepers may prefer a bedroom.

WINE CELLAR, FOOSBALL AND THE SPACES YOU WON'T FIND ELSEWHERE
The wine cellar is carved straight into the hillside rock, with a barrel table and stools for a private toast. The string-lit courtyard outside it is the spot for evening drinks. A separate building next to the house holds a foosball table and a giant Connect Four. The grand piano in the great room is a design piece and is not tuned for playing.

OUTDOOR LIVING ON 2 ACRES
Slate patios with an 8-seat dining table and a 4-seat table, an outdoor fireplace, Adirondack chairs on the rooftop deck, and a fenced lawn with real grass where kids can run. Multiple balconies and patios face the lake. The 3-car garage and long driveway give kids room for bikes and scooters. Pets are welcome.

Guests have access to the entire home, garage, and land. There is a storage shed that is locked off and not accessible to guests.

Friant is a small foothill town on the Fresno County side of Millerton Lake, about 30 minutes northeast of Fresno and on the southern route to Yosemite. The house is the last property on its road before the Millerton Lake State Recreation Area, so it is private, quiet and very rural. Nearest neighbors are cattle. The San Joaquin River Trail, boat launches and swim beaches are inside the recreation area next door.

You will want a car. Fresno Yosemite International Airport is 35 minutes. Fresno restaurants and grocery stores are 30 minutes. Table Mountain Casino is 15 minutes. China Peak ski resort is 90 minutes. Yosemite's south entrance is about 90 minutes, and Bass Lake is about an hour. Free parking on site for several cars, plus the 3-car garage.

WINDOWS AND MORNING LIGHT: The floor-to-ceiling windows have no coverings, on purpose, to keep the views and the architecture intact. Bedrooms get early sun. We leave eye masks for light sleepers.
STOCK UP BEFORE YOU ARRIVE: The nearest gas station and convenience store are 15 minutes away, and full grocery stores are 30 minutes away in Fresno. Table Mountain Casino, 15 minutes away, has 24-hour dining.
CELL SERVICE AND WIFI: Cell coverage is spotty on all carriers. The house has fast Starlink satellite wifi, so calls, video meetings and streaming work fine. Screenshot your door codes before you drive up.
WILDLIFE: We border the Millerton Lake State Recreation Area, so expect wild turkeys, deer and coyotes. This is a foothill property and the occasional bug or spider finds its way inside.
THE LAKE: The lake is a 10-minute walk down the hill, not waterfront. The recreation area parking lot fills early on summer weekends, so plan your boat launch accordingly.
HEAT: Summer afternoons in the foothills run hot. The house has central air plus extra fans. Head down to the lake for the hottest part of the day.
