Picturesque attractions include the country's oldest rose garden, at Wyck House. Every summer, the Revolutionary Germantown Festival draws visitors to the Cliveden mansion, the site of the 1777 Battle of Germantown.

Nicetown–Tioga neighborhood is the 37th most walkable neighborhood in Philadelphia. It's a neighborhood in the North Philadelphia section of the city. It comprises two smaller, older neighborhoods, Nicetown and Tioga, although the distinction between the two is rarely emphasized today.

• Support: Our family is available anytime by phone, text, or message. Please don’t hesitate to contact us if you need assistance.
• Respect for Neighbors: This unit is within an apartment complex with long-term tenants. We kindly ask that you treat them with respect should you encounter them.
• Cleaning: We perform thorough cleanings after each check-out to ensure your health, safety, and comfort.
• Parking: Your reservation includes one designated parking spot. If you need extra parking, please let us know. Note: when parking elsewhere, you must obey street signs, as we are not responsible for any fines or fees.
• Pets: Pets are welcome on a case-by-case basis for a nominal fee. Contact us for details—fees start at $50 per night, with discounts for longer stays (up to $175 per month per pet). Apologies for the inconvenience but No Cats.
• Extra Cleaning Services: Additional cleaning is available during your stay for an extra fee if desired.
• Maintenance & Pest Treatments: Regular monthly maintenance and pest treatments are performed. We’ll do our best to notify you 24 hours in advance if your stay coincides with these activities.
• City Noise: Please be aware that, as an urban property, some city noise (trains, buses, traffic, construction, etc.) is to be expected.
• Security Deposit & ID: A $250 security deposit may be collected before check-in. You may also be required to provide an ID and sign a waiver. Reservations may not be refundable if these steps are not completed.

Long-Term Stay Policy (30+ Days)
1) Monthly Cleaning Fee: For stays of 30 days or longer, a professional cleaning is required at least once per month.
The corresponding cleaning fee will be automatically charged to the payment method used for your original reservation.
2) Garbage Removal: Garbage Removal: Guests are responsible for disposing of their garbage during their stay by local guidelines.
Any fines or fees related to garbage disposal—or any automotive waste issues—imposed by the apartment complex or local authorities during your stay are the guest’s responsibility. We do not cover these charges.
3) Monthly Inspections: To ensure the property remains well-maintained, we conduct monthly inspections. You will be notified at least 24 hours in advance of any inspection.
4) Guest Occupancy Compliance: Please ensure that your reservation accurately reflects the total number of guests staying in the property. This is essential for compliance with Airbnb policies and our insurance provider. Undisclosed guests not included in the official confirmation can place your stay at risk for early termination w/o a refund and/or a charge of $50 per guest/pet per night. *Undisclosed PET FEE is $500.

Guest Verification Policy
To comply with legal requirements and building security rules, all guests must complete a verification process that may include:
• Photo ID: You may be asked to provide a clear copy of your official government-issued photo ID.
• Contact Confirmation: We will verify your contact information to ensure accuracy.
• Credit Card Verification: A valid credit card, with the cardholder’s name matching the ID provided, is required.
• Online Verification: You may need to complete our verification portal.
• Additional Checks: In some instances, you may be asked to undergo a criminal background check and sign a guest agreement.
