2 BDRM 3 BA, living room/dining room, den, and fully equipped kitchen. Sofa bed and cot available. Beautiful backyard with 28' x 12' deck. Nice brick covered 24' x 26' carport. The home sits on 0.73 acres where you can sit under the trees in the backyard to read a book or enjoy the view.

Note: There are 3 steps to enter house in front or four steps to enter through back door. It is not wheelchair accessible.

If staying longer than 15 days, a lease agreement will be sent to you for signing.

Large master bedroom with king bed and master bath with tub/shower. 2nd bedroom with queen bed and bathroom with tub/shower. Living room has sofa bed. 3rd room with washer / dryer and twin size cot. Also have a blowup mattress available at request. Any stay longer than two weeks must be pre-approved and a rental agreement will need to be signed.

There is no cable - TVs are Roku and there is access to lots of streaming channels.

Entire home is available.

Guests can call or text me. Phone # is available in house rules on counter.

A pet fee is charged per pet per stay - $100.

House Rules – Read Before Booking

GENERAL RULES
1. By booking, you agree to all house rules. Violating rules may result in immediate removal without refund.
2. No unregistered guests or visitors. The booking party is responsible for all guests on the property.
3. No parties, gatherings, or events. Zero tolerance—violations will result in eviction and possible fines.
4. No excessive noise or disturbances. Quiet hours: 10 PM – 8 AM (indoor and outdoor).
5. No smoking, vaping, or drug use inside. $500 cleaning fee applies if evidence is found. Designated outdoor smoking areas only.
6. No illegal activities on the property. Any involvement in drugs, prostitution, or crime results in immediate eviction.
7. Respect neighbors and community guidelines. No loud music, fireworks, or disruptive behavior.
CHECK-IN & CHECK-OUT
8. Check-in: 3PM Check-out: 11AM
9. Late check-outs result in a $50 per hour fee. Unauthorized late stays over 2 hours = full extra night’s charge.
10. Early check-in or late check-out must be approved in advance.
SECURITY & PROPERTY CARE
11. We have three outside cameras and a ring camera. For security, exterior cameras may be in use. Tampering = immediate eviction.
12. Do not move or unplug any security, Wi-Fi, or smart home devices. Tampering will result in a $250 fee.
13. Do not rearrange or move furniture. Damages caused by moving items will be charged.
14. Report damages or issues immediately. Failure to report could result in extra charges.
15. Lost key or remote? Replacement fees: $75 per key, $150 per garage remote.
16. Do not flush anything other than toilet paper. Clogs due to misuse will be charged at plumbing rates.
CLEANING & MAINTENANCE
17. Leave the space tidy. Dishes should be washed, and trash disposed of properly.
18. Extra cleaning fees apply if the place is left excessively dirty. Minimum $100 fee for extreme messes.
19. No eating or drinking on sofas or in bedrooms. Spills or stains will be charged accordingly.
20. BBQ must be cleaned after use. Failure to clean = $50 fee.
PETS
21. Pets must be approved before booking. Unapproved pets = $200 penalty.
22. Pets are not allowed on furniture or beds. Extra cleaning fees apply if fur or damage is found.
23. Guests must clean up after pets. Failure = $50 per incident.
USE OF AMENITIES
24. Do not remove items from the property. Missing towels, decor, or kitchenware will be charged at replacement cost.
GUEST RESPONSIBILITY & LIABILITY
27. You are responsible for your own safety. Injuries on the property are not our liability. Use amenities at your own risk.
28. Any damage to property or items must be paid for by the guest. We charge at replacement/repair cost + labor.
29. Failure to follow check-out instructions may result in extra charges.
ENFORCEMENT & FINES
30. Breaking house rules may result in immediate cancellation of stay without refund.
31. Legal action may be taken for serious rule violations
